CLARION ASSOCIATES

Clarion Associates, based in Denver and Chicago, is a multi-disciplinary firm of lawyers, planners, and economic development specialists that focuses on five main areas of practice:

Zoning regulations and growth management systems: Clarion Associates has represented both private and public sector clients on a variety of land-use planning and zoning matters. Its principals have drafted ordinances and regulations throughout the United States, with particular emphasis on historic preservation, development financing, design standards, and natural resource protection. The firm is also known for its heritage tourism planning, growth management work, and airport-area development expertise.

Appraisal and valuation: Clarion Associates' principals have performed hundreds of appraisals and valuations throughout the United States covering every major type of property--office, industrial, retail, residential, hotels, and vacant land. They specialize in sophisticated appraisal assignments, including natural resource lands, historic properties, and major transportation facilities. Because of the legal background of several principals, the firm has undertaken many litigation-related assignments.

Market analysis: The members of Clarion Associates have extensive experience in analyzing the market for every type of property--including major mixed-use developments, convention centers, large transportation facilities, tourism complexes--in a variety of locations such as suburban sites, downtowns, lakefronts, and rural areas.

Development economics: Clarion specializes in advising public sector clients on the economics and fiscal impacts of development proposals, incentives needed to encourage development, and other aspects of project feasibility. For example, the firm analyzed the economics of a proposed shopping center in Denver and the request for development incentives by the project proponent. Another job entailed assessing the affect on local developers of a proposed impact fee system.

Real Estate Consulting: Clarion Associates offers a full-service real estate counseling service including planning, obtaining project approvals, project feasibility and highest and best use analysis, fiscal impact studies, and expert testimony. The unusual combination of talents the firm brings to the table--real estate economics, urban planning, and land-use law--allows Clarion to develop creative responses to difficult real estate questions. The firm has undertaken assignments for financial institutions, developers, corporations, law firms, architects, not-for-profit organizations, and government agencies.

COLORADO DIVISION OF WILDLIFE

The Division of Wildlife is a sub-unit of the Colorado Department of Natural Resources, and is the primary branch of Colorado state government with responsibility for protecting wildlife and enhancing wildlife habitat within the state. The Division views its foremost aim to be the protection and enhancement of the viability of all Colorado's wildlife species. While many of the Division's programs have been designed and administered specifically for Colorado, other programs represent the state-level implementation of federal wildlife initiatives. The programs administered by the Division include: the Wildlife Wildlife Resource Information System, the System for Conservation Planning, the Natural Areas Program, the Forest Stewardship Program, Partners for Wildlife, the Cooperative Habitat Improvement Program, and the Habitat Partnership Program.
